Job Summary:
We are looking for an experienced Planning and Monitoring Division Head to supervises all divisions of the company in coordination of their activities, particularly to support the Construction/Project to achieve its objectives, supplying adequate and finalized design documents, ensuring the Planning, Monitoring and Evaluation and related activities of the company toward the achievement of the project objective, provides support to all divisions to ensure the appropriate planning and control procedures are adopted in the implementation of the construction/ projects.

Main Duties and Responsibilities:

Lead the Planning & Monitoring Division, which involves supervising and overseeing the activities of all departments within the company.

Coordinate with various Divisions and Sections to ensure their activities align with the company’s overall objectives and project timelines.

Ensure all division work synergistically to support construction projects and facilitate the achievement of business goals.

Act as the bridge between the construction/project team and other divisions, ensuring they receive the required resources, finalized design documents, and other critical inputs to proceed with their tasks.

Monitor the progress of the construction projects to ensure they stay on track with respect to timeline, budget, and quality.

Ensure that any challenges or delays faced by the construction team are addressed and mitigated byÂ
coordinating with other relevant divisions.

Oversee the planning and monitoring of all project-related activities to ensure they align with strategic goals.

Set up the frameworks for tracking project performance, including timelines, cost management, risk assessments, and quality control.

Evaluate the project’s progress and performance by reviewing the planning documents, milestones, and deliverables, providing actionable insights or corrective measures when necessary.

Ensure that monitoring and evaluation mechanisms are robust and that performance data is collected, analyzed, and reported regularly.

Work closely with all divisions to ensure that appropriate planning and control procedures are in place to govern the execution of the company’s projects. (This involves defining project scope, timelines, and budgets, creating risk management plans, and establishing communication channels across teams.)

Provide guidance on project scheduling and tracking, managing timelines, resources, and budgets effectively

Take responsibility for preparing, negotiating, and managing contracts related to real estate projects.
(This includes contracts for sales of apartments, external works outsourcing, supply of materials, and subcontractor agreements.)

Ensure that all contracts are in line with company policies, legal requirements, and project specifications, and that they adequately protect the company’s interests.

Maintain effective monitoring of contract compliance and ensure that all contractual obligations are met, taking corrective action when necessary.

Oversee the preparation of contracts for various activities, including sales of apartments, outsourcing of works, and procurement of materials.

Ensure that all departments adopt appropriate planning and control procedures to maintain consistency and efficiency.

Collaborate with the Marketing and Sales Division to ensure that sales targets are aligned with project timelines and deliverables.

Ensure that customer expectations are met in terms of quality, design, and delivery timelines.

Address delays caused by design changes, resource shortages, or external factors

Monitor project budgets and take corrective actions to avoid cost overruns.
Other Responsibilities includes:

Managing the coordination between various divisions can often be challenging, especially when there are competing priorities or resource constraints.Â

Ensuring that each division is working toward a common goal while addressing their own needs is a complex balancing act.

Managing changes in scope or unanticipated legal challenges can also delay progress and require significant oversight to resolve.

Budget overruns due to unforeseen costs, changes in design, or project scope expansion can pose significant challenges for the division.

Implement accurate monitoring and evaluation for the collection and analysis of data across multiple divisions.

Adapting flexible and proactive planning for the cause disruptions in the project’s financials and timelines.

Prioritizing resources, attention, and staff between competing projects is often difficult, leading to potential delays or lack of focus on individual project needs.

Needs to exhibit strong problem-solving abilities, leadership skills, and adaptability to navigate these challenges and ensure the successful execution of all projects.
Responsible to:
The Planning & Monitoring Division head will report directly to the GM and will be an integral member of the executive team. The successful candidate will have an understanding of the real estate industry, fair business acumen, and a proven track record of delivering results in a fast-paced, dynamic environment.
Salary:
According to the organizational scale: – Gross salary 47,000 (Forty Seven Thousand) Birr.Â
Required qualifications & preferred Skills:
Educational Qualifications:

Bachelor’s degree in Civil Engineering, Economics, Business Administration, Management, Financial Economics, Project Management, and other related fields, Master’s degree preferred.Â

12+ years for Bachelor’s degree or 8+ years for Master’s degree relevant work experience
